19 Bluebell Bend - Major Highlights

- This home was designed by architect, Colette Nap and built by Newfoundland & Labrador “Homebuilder of the Year - 2002”.
K&P Contracting Ltd.

- The landscaping was performed by Carew Landscaping Services, specialists in stone paths and retaining wall construction, with design consultation from Todd Boland, formerly of Memorial University Botanical Gardens.


- The professionally installed 5-hole putting green is constructed with the same artificial turf used by the AFL. It has a sand trap and a pitching mat.


- The property has a screened gazebo, as well as, outside illumination around the periphery of the property, and a trail that has been started through the surrounding woods.


- The oversize two car heated garage has a workbench and ample built-in cupboards and storage space. It has its own electrical panel and a separate hot water heater for the guest suite above.

- The Guest Suite is 600 ft2, complete with a small kitchen area and a 4-pc bathroom. There is a feature-designed window by local artist Brandon Blackmore, of Sunhound Glassworks. The views overlooking Conception Bay and the Islands from this space is magnificent.

- The ceramic floors are heated in the kitchen and two bathrooms, and hand finished and stained solid oak hardwood floors are also throughout the house.

Miscellaneous

- 30 tons on rock has been transported from Central NF and integrated within the detailed landscape. The front steps are constructed with solid granite.

- All plumbing, hardware & lighting fixtures have been upgraded to the highest standards.

Main House

- The kitchen was designed by Artistic Kitchens and has nutmeg stained cherry wood cabinetry with lead glass feature cupboards, a central island with a Jenair downdraft propane cooktop, complete with BBQ and griddle inserts. All countertops are Corian. Appliances are stainless steel, and there is a propane fireplace in the kitchen for added cheerfulness.

- Open to the homes central staircase and flowing nicely from the kitchen, is an over-sized dinning room. This room has tremendous views of the evening sunsets, and is spacious enough to allow for a full dining room suite and to accommodate many to sit comfortably.

- A study or den and small powder room are also located within the main floor layout.

- Upstairs the Master Suite is complimented by a raised sitting area and fireplace to enjoy the breathtaking expansive views of Conception Bay. The attached bathroom has an over-sized jet air tub that is set within a raised ceramic surround. There is a double Corian sink vanity, a 4’x 4’ custom ceramic and glass shower, an enclosed coffee / bar station and a walk-in closet.

- There are two other dormer bedrooms on the second level that share a beautiful bathroom with vaulted ceiling, free-standing old fashion soaker tub and an over-sized shower.

- The lower floor features a very large Spa type bathroom, with double ceramic shower enclosed in glass panels, sauna and a heated ceramic floor.

- There is also a laundry room, an exercise room, a multi-media room and a games (pool) room.

- A wine cellar completes this floor, with a unique gravel floor to help control humidity and prevent a falling bottle from breaking.

- The house, garage and guest suite are on a monitored alarm system. The house has a fire alarm connected to the alarm station. There is a front door camera connected to a monitor.
